Information on Purchase Costs (Valencian Community)
In addition to the purchase price, acquiring a property in Spain involves further costs. The information below is provided as a general guide and may vary depending on the individual case, financing method and tax situation.
• Resale properties: currently 9% Property Transfer Tax (ITP) or 11% for properties priced at €1 million or more, calculated on the purchase price or the cadastral reference value (“Valor de Referencia”), whichever is higher.
• Building plots: generally 10% ITP when purchased from a private seller or 21% VAT (IVA) when purchased from a company or developer.
• New-build properties: 10% VAT (IVA) plus 1.5% Stamp Duty (AJD).
• Notary, Land Registry, administrative and other completion costs: usually around 1–2% of the purchase price.
• Financing: if a mortgage is required, additional costs such as the property valuation and certain bank-related charges may apply.
As a general guideline, buyers should allow approximately 11–13% of the purchase price for acquisition costs.
